By accessing this website, contacting us through the website, requesting an estimate, scheduling services, or accepting our services, you agree to these Terms. If you do not agree, please do not use this website or request services.
1. Our Services
Citywide Property Solutions provides property turnover and property preparation services for property owners, landlords, property managers, real estate professionals, and other customers.
Our services may include:
- Tenant and property turnover preparation
- Move-out and general property cleaning
- Property listing preparation
- Cleanouts and removal of unwanted items
- Estate and property cleanouts
- Light property maintenance
- Minor cosmetic repairs
- Touch-up and preparation work
- Other related property preparation services agreed upon with the Customer
Services are limited to the scope specifically agreed upon for each project.
Citywide may decline work that requires specialized licensing, certification, equipment, or expertise beyond the services we provide.
2. Website Information
Information provided on this website is for general informational purposes and is provided on an “as is” and “as available” basis.
Service descriptions, photographs, timelines, availability, pricing examples, and other information displayed on the website are illustrative and do not constitute a binding offer, quote, warranty, or guarantee.
Nothing on this website creates a contract for services. A service relationship is established through an accepted written estimate, proposal, work order, service agreement, or other written agreement between Citywide Property Solutions and the Customer.
3. No Professional Advice
Nothing on this website constitutes legal, real estate, financial, insurance, architectural, engineering, construction, code-compliance, environmental, or other professional advice.
Customers are responsible for obtaining appropriate professional advice when necessary.
4. Estimates, Quotes and Scope of Work
Estimates and quotes are based on information reasonably available to Citywide at the time they are prepared.
Pricing may be based on photographs, videos, descriptions, measurements, property visits, or other information provided by the Customer.
The final price or scope may change if conditions differ materially from those represented or reasonably visible during the initial estimate.
Examples include:
- Greater volume of materials or debris than disclosed
- Additional rooms or areas requiring service
- Excessive cleaning or buildup
- Restricted or difficult property access
- Hazardous or regulated materials
- Concealed property conditions
- Additional work requested by the Customer
- Additional disposal, hauling, material, or equipment costs
Citywide will make reasonable efforts to communicate material changes before performing substantial additional work.
Unless otherwise agreed in writing, work will be performed under a separate written estimate, proposal, work order, or service agreement.
If there is a conflict between these Terms and a project-specific written agreement, the project-specific agreement will control.
5. Customer Responsibilities
The Customer represents that they:
- Own the property or are authorized by the owner to request the services;
- Have the legal authority to authorize Citywide to enter the property;
- Have the authority to authorize removal, disposal, donation, or recycling of items designated for removal;
- Will provide safe and lawful access to the property; and
- Will provide accurate information regarding the property and requested services.
Before work begins, the Customer is responsible for removing or clearly identifying valuable, personal, sentimental, fragile, or other items that must remain at the property.
The Customer is also responsible for notifying Citywide of known hazards or unusual conditions.
6. Cleanouts, Removal and Disposal
When cleanout or removal services are authorized, the Customer is responsible for identifying any items that are not to be removed.
Items included within the authorized scope may be removed, discarded, donated, recycled, or otherwise disposed of in accordance with applicable requirements.
Citywide is not responsible for the value of items removed or disposed of pursuant to the Customer's instructions or the agreed-upon scope of work.
Citywide may refuse to remove items that are hazardous, illegal, unusually heavy, restricted, or otherwise unsuitable for our services.
7. Hazardous and Unsafe Conditions
For safety reasons, Citywide may refuse, suspend, or stop work if hazardous or unsafe conditions are discovered.
Examples may include:
- Suspected asbestos
- Lead hazards
- Significant mold or suspected mold requiring specialized remediation
- Biohazardous materials
- Needles or medical waste
- Human or animal waste
- Dangerous chemicals
- Gas leaks
- Electrical hazards
- Unstable structures
- Significant pest infestations
- Other conditions requiring specialized professionals
The Customer is responsible for disclosing known hazards before work begins.
If specialized remediation or professional services are required, Citywide may recommend that the Customer engage an appropriately qualified contractor.
8. Cleaning and Property Conditions
Citywide will use reasonable care when performing cleaning and property preparation services.
Cleaning results can vary depending on the condition, age, material, previous maintenance, and deterioration of the property.
We do not guarantee complete removal of every stain, odor, discoloration, buildup, or other condition.
Citywide is not responsible for damage or deterioration that existed before services began.
This includes, but is not limited to:
- Existing stains
- Scratches
- Cracks
- Peeling paint
- Damaged flooring
- Deteriorated fixtures
- Improperly installed materials
- Water damage
- Existing plumbing or electrical problems
- Structural deficiencies
- Defective or weakened materials
9. Minor Repairs and Cosmetic Work
Minor repairs and cosmetic services are limited to the work specifically agreed upon with the Customer.
Citywide does not guarantee that a cosmetic repair will resolve an underlying structural, plumbing, electrical, moisture, mechanical, or other concealed problem.
Unless specifically stated otherwise in writing, Citywide does not perform services requiring specialized professional licensing, including major electrical, plumbing, HVAC, structural, roofing, asbestos remediation, mold remediation, or similar specialized work.
10. Property Access
The Customer is responsible for providing timely and lawful access to the property.
If Citywide cannot access the property at the scheduled time, or access is materially delayed or restricted, the appointment may need to be rescheduled and additional charges may apply where permitted and previously disclosed.
Citywide is not responsible for delays caused by the Customer, tenants, property managers, building management, access restrictions, lock issues, or other circumstances outside our reasonable control.
11. Scheduling, Cancellation and Rescheduling
Appointments are scheduled based on availability.
Customers should provide reasonable notice when canceling or rescheduling an appointment.
Citywide may charge a cancellation, rescheduling, trip, or mobilization fee when applicable and disclosed to the Customer.
Citywide may reschedule services due to severe weather, unsafe conditions, emergencies, equipment issues, staffing issues, or circumstances outside our reasonable control.
12. Payment
Payment terms will be communicated to the Customer before or during scheduling.
Unless otherwise agreed in writing, payment is due upon completion of services.
Additional approved work, disposal fees, materials, equipment, hauling, or other project-related expenses may be added to the final invoice.
Citywide reserves the right to suspend or decline future services for unpaid balances.
Certain projects may require a deposit before work begins. Any deposit and applicable refund or cancellation terms will be communicated to the Customer before payment.
13. Insurance
Citywide Property Solutions maintains insurance appropriate to its operations.
Certificates of insurance may be provided upon reasonable request when required by a property owner, property manager, building, or other applicable party.
Insurance coverage does not expand or otherwise alter the limitations of liability contained in these Terms or a project-specific written agreement.
14. Photos and Documentation
Citywide may take photographs or videos of a property for purposes including:
- Documenting pre-existing conditions
- Preparing estimates
- Documenting completed work
- Communicating project conditions
- Quality control
- Resolving disputes
Citywide will not intentionally use identifiable customer information or private belongings for marketing purposes without appropriate permission.
15. Communications
When you provide your phone number or email address, you consent to Citywide contacting you regarding your inquiry, estimate, scheduling, services, invoices, and other matters related to your customer relationship.
Message and data rates may apply to text messages depending on your mobile provider.
You may request that we stop non-essential communications at any time.
Email and text messaging are not guaranteed to be secure channels. Please do not send sensitive personal, financial, password, or other confidential information through these channels.
16. Third-Party Contractors and Services
Citywide may coordinate with or recommend third-party contractors or service providers when a project requires services outside our scope.
Unless expressly stated otherwise in writing, third-party contractors are independent businesses responsible for their own services, licensing, insurance, workmanship, and conduct.
Citywide is not responsible for the acts or omissions of independent third-party providers that are not employees or agents of Citywide.
17. Limitation of Liability
To the fullest extent permitted by applicable law, Citywide Property Solutions and its owners, officers, employees, contractors, and affiliates will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising out of or relating to the website or services.
This includes, where legally permitted, claims for lost profits, lost rent, lost business, vacancy costs, delay costs, or other indirect economic losses.
To the fullest extent permitted by law, Citywide's total aggregate liability for a claim arising out of a particular service will not exceed the amount actually paid to Citywide for the specific service giving rise to the claim, or $100, whichever is greater.
Nothing in these Terms is intended to exclude or limit liability that cannot legally be excluded or limited under applicable law.
18. Indemnification
To the fullest extent permitted by law, you agree to indemnify and hold harmless Citywide Property Solutions and its owners, officers, employees, contractors, and affiliates from claims, losses, damages, liabilities, costs, and reasonable expenses arising from:
- Your breach of these Terms;
- Your lack of authority to authorize work at the property;
- Your instructions regarding property or items;
- Your violation of applicable law; or
- Your violation of the rights of another person or entity.
19. Website Use and Intellectual Property
The Citywide Property Solutions name, logo, website content, photographs, graphics, text, layout, and design are owned by Citywide Property Solutions or used with permission.
You may not reproduce, distribute, modify, publish, or commercially use our website content without prior written permission, except for reasonable personal or non-commercial reference.
You agree not to use the website for unlawful purposes or attempt to interfere with its operation or security.
20. Third-Party Websites and Services
Our website may contain links to or rely upon third-party websites and services, including hosting, mapping, communication, scheduling, payment, analytics, and other technology providers.
Citywide does not control these third parties and is not responsible for their content, availability, security, or privacy practices.
21. Governing Law and Disputes
These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict-of-law principles.
To the extent permitted by applicable law, any dispute arising out of or relating to these Terms, the website, or services provided by Citywide shall be brought in the state or federal courts located in Philadelphia County, Pennsylvania, and the parties consent to the jurisdiction of those courts.
Any applicable limitation period for bringing a claim shall be governed by applicable law unless a different period is expressly agreed to in a valid written agreement.
22. Severability
If any provision of these Terms is determined to be invalid or unenforceable, that provision will be limited or removed to the minimum extent necessary, and the remaining provisions will remain in effect to the fullest extent permitted by law.
23. Changes to These Terms
Citywide Property Solutions may update these Terms from time to time.
The updated version will be posted on this website with a revised effective date.
Your continued use of the website or acceptance of services after an update constitutes acceptance of the revised Terms to the extent permitted by law.
24. Entire Agreement
These Terms, together with any applicable written estimate, proposal, work order, service agreement, or other written agreement, constitute the terms governing your use of the website and applicable services.
A project-specific written agreement may contain additional terms that apply only to that project.
